Very comfortable and spacious self-contained apartment in a superb location overlooking the hills of Tuscany. On a farm in a small and quiet village. Wine and olive oil produced on the premises, we were invited to join a tasting session. Easy drive to San Gimignano and Volterra. Free use of Wi-Fi (in the very welcoming proprietor's office).
Booked.net's Google map has a misspelled address and so is wrong. The place is well signposted and correct in google maps with Loc.St Appiano as the street. It's about 6km South West of Barberino Val D'Elsa, You can see it if you zoom out twice on the Booked.net map.

The swimming pool was fantastic! The village and landscape were breathtaking. Central location for exploring Tuscany. Comfortable beds and clean accommodation. Tidy pool area and good parking. Delicious food at the nearby restaurant. Beautifully decorated old house. Helpful and friendly staff.

our recent stay in barberino val d'elsa exceeded expectations. the location and accessibility to the swimming pool were perfect. the converted building near the pool was a nice touch and the well-equipped kitchen made cooking easy. the air conditioning was a bonus and the views over the valley were fantastic.
Fridge took too long to cool.

We could see the lights and towers of San Gimignano at night. We had an apartment surrounded by olive trees. There was a little Romanesque church up at the top of the hill and well tended vegetable gardens. We showed up late with no food, thinking there were places to eat and the one restaurant was closed. One needs to have a car because the taxi from Florence was very expensive (over 100 euros.) The pool was just down a gentle hill and was cool and relaxing. Just what we wanted. The garden apartments are lovely. A good quiet, tuscan get a way.
We didn't know there was no food and arrived with no groceries. It is also off the beaten path, which I also hadn't been aware of before.

We had a fantastic stay at Fattoria Sant'Appiano! The location was perfect, with beautiful olive gardens and a quiet pool for relaxation. The wifi worked flawlessly, and the staff were incredibly friendly and helpful. The owners made us feel right at home, and their hospitality was exceptional. Plus, the localisation was ideal, allowing us to explore the charming Tuscany region easily. The sunsets were absolutely stunning, creating a picturesque atmosphere. Oh, and let's not forget the delicious olive oil they produce!

The apartment we had was clean and with huge rooms and beautiful air. Swimming pool is perfect for a hard day driving through wineries!!! Nice view and quite place with a good village Restaurant just 300 meters. Offer a basket with few things for breakfast should be offered. But Barbara is nice and they also make good Chianti classico in their factory. Thanks!
Lack of breakfast and pool is far from the room. But the garden is pretty. In the room was a bit hot and windows opened meant too much light in the morning, fresh air was good but too bright then. Better curtains needed.

Not a great deal to like about this property. Owner and her mother not very welcoming.The bedroom and bathroom were adequate but the living/kitchen was uncomfortable.It had hobs to heat things on but no oven or microwave which did limit what you could prepare.There was no kettle so water was boiled in a pan. There was no toaster.The bed settee was thoroughly uncomfortable to sit on.The sun beds outside our apartment were very dirty and we had to clean them before we could sit on them. It was also necessary to sweep the patio surrounding the property. It was supposed to be a superior property. We do not agree with this.
I must add that we asked if the property were on the ground floor. Answer yes. THe owner neglected to say that it was at the bottom of a slope........hard when you have walking problems
